Rules About Pets & Common Areas

As you may be aware, the carpet cleaning has recently been completed, and as a result of continued urine stains on carpets, and unpleasant smells throughout the building, we would like to remind owners/residents of the Corporation’s Rules and Regulations, regarding pets in the building.  Please see Section 5 (j) of the Rules and Regulations, which states:

Section 5. ( j)  “Each pet owner must ensure that any defecation by such pet must be cleaned up immediately by the pet owner, so that the common elements are neat and clean at all times.  Should a pet owner fail to clean up after his pet as aforesaid, the pet shall be deemed to be a nuisance, and the owner of said pet shall within two (2) weeks of receipt of written notice from the Board or the Manager requesting removal of such pet, permanently remove such pet from the property.”

Please be reminded that these rules apply to both owners and tenants, and that occupants are not permitted to allow dogs to do their business in the front flowerbeds.  For any owner caught allowing their dogs to do so, the said pet will be deemed a “nuisance” as per the above section of the Rules and Regulations, and will be asked to remove their pet permanently from the building.  We would like to remind all owners and occupants that dogs are not permitted in the back courtyard area.  Please also be reminded that the owners to which are responsible for any mess to the common areas, caused by their dog, or by any other form of littering, will be back charged for the specific spot cleaning. 

If your pet happens to have an accident, please clean the mess immediately, as this is not a part of the buildings staff duties.

We would also like to take this time to remind owners to please not throw cigarette butts, or other items from off of your balconies, windows and or any exclusive use common element.  Please see Section 4. (e) Safety, as well as Section 5. (h) Common Elements, of the Corporations Rules and Regulations, which states the following:

Section 4. (e)  “Nothing shall be thrown out of the windows or the doors of the units.”

Section 5. (h)  “No mops, brooms, dusters, rugs or bedding shall be shaken or beaten from any window, door, or any part of the common elements over which the Owner has exclusive use.”
