A couple comments:
- Whenever I've spoken to realtors, they've said that comparing prices in different buildings on a per-square-foot basis is not very accurate. The fair market price (what people are willing to pay for a unit), has as much to do with views, interior finishes and design, the perceived desirability of the building and neighbourhood, as well as number of rooms.
- On those points, plus the fact that units are ready to move in today, I personally think that the East Market has a lot going for it as compared to 360 lofts. But I also know that many people are willing to pay a premium for a new, never before lived in unit.
- What people are willing to pay also has a lot to do with what they believe they'll be able to sell for in the future. Although sales are hot right now, if buyers feel for whatever reason that this is a temporary situation, then they may not be willing to pay a huge premium, to protect their investment / potential resale price.
I've noticed on the EM website that recently units have sold in a matter of days or weeks. All of the sales for 2010 have been executed in 1 month or less. This makes me wonder if the sale prices are too low.
Looking at the price list for the 360 lofts across the street, I can see that it is almost sold out and the units have been priced at just under $500 per square foot. It is a wood frame building whereas East Market is a concrete building. People have placed their deposits for a building that has not yet under construction whereas East Market is ready to move in.
