there might be plenty of incentive for Metro to sell that land to a condo developer if there was a grocery store going into the ground floor.

Here is a link to the webpage describing the municipal Mixed Use Downtown Zone (MD) from the Commercial / Mixed Use Zone. http://ottawa.ca/residents/bylaw/a_z/zoning/parts/pt_10/index_en-05.html The various lots on Metro - LCBO block are zoned MD S74, MD S83 and MD S82. Most properties in the area are zoned similarly. Claridge Phase I and II are zoned MD S58. East Market is zoned MD S74.

Re:Claridge Phase III and IV
re: The Metro rumour, it's worth mentioning that property is not residential zoned, so if this is true it would have to go through a zoning process. Also, I have a hard time understanding why any grocer would even consider selling that property considering it's location and all the condos going up around it.

Re:Claridge Phase III and IV
I heard the Metro rumor from 2 different realtors. One was representing a bank in a sale, and the other came from a wholly separate realtor. I agree with Peter above. Phase 3 and 4 are going to be just as ugly as 1&2. Those pictures are designed to sell unbuilt buildings.

I feel for me facing those ugly buildings!!! It will block the sun and view for everyone facing south. I am also surprise the city is letting them tear down the fur place. Here's a model of Phase3&4

True, Richcraft Galleria will not be happy. I wonder if the Metro rumour and the Phase 5/6 on Dworkin Furs space is true though? If you believe everything you hear they are building on every lot in the market ;)

Unit Interiors and Advice
replacing thermostat
Wondering if anyone has tried to upgrade their thermostats with a programmable one? I would like to at least have a way to set the unit to only apply heat or cooling depending on the season.  At the moment, mine tries to cool the place down in the winter and instead just ends up running the fan all day and actually heating up the place.  I could shut it off but if I am away its not ideal.

Perhaps if they have success with their Tribeca project, some of that will rub off into Phases 5 and 6. Wow, I feel for the Richcraft Galleria condos that face Besserer.

I was talking to someone from Urban Capital and they told me that Claridge is building a Phase5&6. This will take up the Fur place all the way to the Quality Inn. Again why is the city letter them do this crap ... I dunno. Welcome to Ottawa.

Re:Claridge Phase III and IV
Brian: Don't hold your breath on getting more glass or for Phase III/IV being more slender. Phase I/II drawings looked much better on paper than reality as well. I'll bet they will look almost identical. Why the city would let them put up four condo designs like that is beyond me, to be blunt they're ugly. As a comparison, imagine Claridge Plaza Phase I and the Mondrian switching places. What a difference that would make. I actually read an article on canoe.ca last week on the best condo designs in Canada, and The Mondrian made the cut. Can't seem to find it now.

It is the Gropius floorplan.  You can view it here: http://theeastmarket.ca/floorplans#/gropius/

We are in the middle of packing at the moment and have boxes everywhere so that is why there are no pictures right now. :-)

Please email ccr@devrandom.net or call 613 220 8998 to schedule a walkthrough.

Thank you.

Word is that Claridge also purchased the Metro property on Rideau/Cumberland/George for a condo development. Does anyone know more about that?

Re:Claridge Phase III and IV
@jayant I agree. It is scandalous that one developer is able to get away with monopolizing so much prime real estate with monotonous buildings that don't add any diversity to a burgeoning neighbourhood that has yet to define its identity. If the "East Market" turns into Claridge-ville, it will be a detriment to this neighbourhood and its future growth as a unique and interesting place to live.
