Garage Cleaning & Membrane Repairs

The power washing of the G/P1/P2/P3 garage floors will commence on 
November 15th, from 9am to 4pm.  
All vehicles must be removed from the garage during these times to allow for proper maintenance and membrane inspection.
Pending the wash and inspection, required repairs to the garage floor membrane will be scheduled the following week.  Affected parking spaces will be communicated to separately to ensure vehicles are removed.

Nettoyage du garage & réparations à la membrane

Veuillez noter que le lavage sous pression des niveaux du garage G, P1, P2 et P3 débutera le 15 novembre 2012, de 9h00 à 16h00.
Tous les véhicules devront être enlevés  du garage durant ces travaux afin de permettre un bon nettoyage et l’inspection de la membrane.
Suite au lavage et à l’inspection, les réparations nécessaires au plancher du garage seront effectuées au cours de la semaine suivante. Les propriétaires des espaces de stationnement affectés seront prévenus directement afin de prévoir le déplacement des véhicules.

Dear East Market Ph 3,
 
On behalf of the joint Boards of Directors of East Market, Phases 1 and 2, as well as the East Market Owners Group (EMOG), we wish to thank-you for the enhancements that your Corporation made to the garden bed on Cumberland Street. They have contributed to a greatly improved streetscape for both our buildings.
 
We look forward to working with you on further initiatives to be suggested by our respective Boards.
   

Security Reminder

Due to recent incidents of non-residents entering the building who are not guests, contractors, or other authorized persons, the Board of Directors and the Property Manager would like to remind residents of the "Show Your Fob" philosophy at the East Market, and to make  best efforts to avoid letting strangers into the building behind them. 
 
With the onset of colder weather, and as recent as this morning less fortunate people were found in and about the building sleeping in the halls, lobby and stairwells in order to keep warm. 
 
Should you require assistance in controlling access, or should you come home and find any unauthorized person in the lobby or stairwell, please contact the Ottawa Police, at 613-230-6211.   DO NOT CONFRONT THEM ON YOUR OWN!
 
Please also be reminded that the security and safety of the building is only as good as those who live in the building.
 
Should you have any questions regarding the above, please do not hesitate to contact Management.

Filter Changes

Please be advised that the Filter Change is scheduled for PHASE 1 & 2 as follows:

 

Thursday November 8th 2012 – Friday November 9th 2012,

between the hours of 8:00 am – 5:00 pm

 

IT IS IMPERATIVE THAT ALL UNITS BE ACCESSIBLE AT THIS TIME.   A representative from Baxtec Mechanical will require entrance into your unit to change the unit filters.  Please be reminded the service and repairs on these units are the owners responsibility however; the Corporation has been providing the maintenance service to ensure they are maintained.  Should additional work be required, you will be provided with a quote from Baxtec, which you will then need to arrange for Baxtec to complete the repairs and cover the arrange payment.

A representative from Management will be accompanying Baxtec Mechanical when entering your unit.  We will be using the building master key to gain access to your unit if you are not home.  Some units are not on the master key system, so we ask that you contact Elisha Lalonde,  your Property Administrator to ensure whether we have a key to your unit. 

 

Unfortunately, appointments cannot be made.  Please ensure that you remove everything from in front of your fan coil before Thursday November 8th 2012 at 8:00am.  Please also ensure that you do not activate your personal alarms in your unit during this period.   A notice will be placed in your unit when the filter change and inspection has been completed.

   

Shared General Visitor Parking

Selected Visitor Parking Units will be closed on

Tuesday November 6th 2012 from 8:00am – 5:00pm.

The Visitor Parking spots numbered 17 & 18 will have a visible notice advising that these spots are temporarily closed while the Corporation is performing work on the membrane. For detail on visitor parking please go to: www.theeastmarket.ca or www.mmpcs.com

Please be reminded of the Permitted Use of Visitor Parking:

Only Visitors of Residents: Visitor parking is only to be used by visitors of residents of The East Market. No owner or tenant may park in the visitor parking at any time. No worker, employee and/or customer of the retail units of The East Market, may park in visitor parking at any time.

General parking rules apply: Note that section 9 of the Rules & Regulations; pertaining to parking in general, also pertains to visitor parking.

Short-term spaces

Three (3) hours, no registration: Visitors may park on a short-term basis for a maximum of three (3) hours ONLY in the designated short-term parking spots, without registering. Registered vehicles shall not park in short-term parking spots.

Regular spaces

Limit to 3 out of 7 days: Visitors may park in regular visitor spaces, on a maximum of three (3) calendar days within a seven (7) day period. The seven (7) day period begins on the first day the vehicle is parked and registered.

Must register: The resident must register the vehicle of any visitor using a regular space. This may be done 24 hours per day by using the following methods:

Enforcement

Ticketing / towing: Any vehicle parked in contravention of the rules will be ticketed and/or towed at the expense of the vehicle owner. There will be NO exceptions to the rules. All email registrations receive a confirmation number and all phone registrations are recorded and tracked. Registrations that do not indicate the correct licence plate number will not be considered Official. Should you not receive a registration number or register properly with the correct licence plate number and not parked in the proper spot, your vehicle will be considered illegally parked and subject to ticketing.

Please refer to the back of a ticket for instructions on payment and court instructions.

Please be reminded that Peacock Proclean Inc. has been contracted to steam clean the carpeted areas in the common hallways on the following date:

 

 

Thursday November 1st 2012 – Friday November 2nd 2012

 

 

The carpet cleaning will take place between the hours of 8:00 AM – 5:00 PM.

 

 

To ensure your safety, and to avoid slipping, please take care when walking from carpeted areas to tiled or cement floors.

Cooling to heating switchover

Please be advised that the cooling to heating switchover will take place today, Wednesday October 10th 2012.
The switch over will be completed by the end of the week as we are flushing the systems to complete a full maintenance for best performance.
Please note that in order to assist with the heating of your unit, the following recommendations may be followed;
- Opening your blinds during the day time
- Close your windows
- Turn on a low fan to help circulate the warm air
