Ceiling Replacement and Pipe Insulation 

Please note that a contractor will be removing existing ceiling tiles on the levels listed below to re-insulate the pipes in the ceiling.

In order for this work to be completed in time for cooling to be turned on, this work will be starting on Tuesday, April 2, 2013 and will last approximately two (2) weeks. New ceiling tiles will be installed when received, during the month of May.

Floors affected: Levels 2, 9, 15, 21 and 22

Remplacement des plafonds et isolation des tuyaux

Veuillez noter qu’un entrepreneur procédera à l’enlèvement des tuiles de plafond à certains étages afin d’effectuer le remplacement de l’isolant de la tuyauterie au plafond. 

Afin de compléter ces travaux avant que la climatisation soit mise en marche, ces travaux débuteront le mardi 2 avril prochain et seront d’une durée d’environ deux (2) semaines. Les nouvelles tuiles de plafond seront  installées lorsque reçues, au cours du mois de mai.

Planchers en question : niveaux 2, 9, 15, 21 et 22

Please note that the pluming vertical stack cleaning will commence today Monday March 18th 2013 and will continue until Friday March 29th 2013.

PLEASE NOTE: We may require access to units during this time. Your Management Team will provide notice should access be required. Emergency access will be taken without notice should it be required under the supervision of our site staff.

Please be advised that after nearly 10 years of dedicated service, Gabriel has decided to take a position offered to him in a smaller yet new building, where his expertise with new condo's and Tarion is needed. Please be advised that, as of Friday March 8th 2013, Gabe will no longer be the official Superintendent of East Market.

Please be assured that all necessary security precautions have been taken to ensure the safety and confidentiality of all owners and the property of OCSCC 668 and OCSCC 676 (East Market). Gabe has been and will continue to be of some assistance to the new site superintendent during the switch-over. We hope for health and success in Gabe's future endeavors and ask that you join us in thanking him for the many hours and dedication he has provided to both Phase 1 and Phase 2.

Please also join us in welcoming to your Management Team, David Lalonde as your Condominium Building Superintendent. David joins your Management Team with previous professional experience in building management and has been assisting here at East Market over the last number of months. David, has had the opportunity to run a successful Orleans based company for the past 20 years. David’s general understanding in building systems, along with his shared focus on client relations will complement the focus of your team, your Board of Directors and our dedication to The East Market.

Please be reminded that it will take some time for David to become familiar with The East Market. Under the advice of the Corporation’s Auditor David will be an employee of the Corporation and not a Contractor as the previous Superintendent. It is very important that you make your requests, other than name changes or booking of the party room with your Property Administrator which will allow a work order system to be fully implemented.

All after hour calls must be emergencies ONLY and must be placed with the CMG emergency on call Manager at 613-762-5704. You can reach David by calling 613-238-4808 during 8:00 and 4:00 pm.

ANNUAL FIRE SYSTEM INSPECTION

AND REPLACEMENT OF DETECTORS

 

As per the Ontario Fire Code, access to your unit is required for the inspection and replacement of the in-suite fire systems, and is scheduled for the following dates:

 

WEDNESDAY, MARCH 6/13 to FRIDAY, MARCH 8/13 

from 9:00AM TO 5:00PM

 

If you cannot be present during this time, a Management representative will accompany the contractor into your unit.  Note that the Corporation and its contractors will not be liable for any damages while conducting these tests.

 

If your unit is not accessible (e.g. lock change, alarm system, pets, etc), then please notify Val Roca by  Tuesday, March 5/13.

 

If access is not permitted, Owners will take full responsibility for all costs and arrangements with the contractor for compliance, and the Owner will assume all responsibility and liability from malfunctioning fire safety equipment.

SYSTÈME DE PRÉVENTION DES INCENDIES ET REMPLACEMENT DES DÉTECTEURS

 

Comme l’exige le code des incendies de l’Ontario, l’accès à votre logement est requis afin d’effectuer l’inspection et le remplacement du matériel de prévention des incendies, et cette inspection est prévue pour les dates suivantes :

 

DU MERCREDI 6 MARS au VENDREDI 8 MARS 2013

ENTRE 9H00 ET 17H00

 

Si vous ne pouvez pas être présent lors de cette inspection, un représentant de la gestion accompagnera le technicien dans votre logement. Veuillez noter que l’Association et ses entrepreneurs ne seront pas responsables pour tout dommage lors de cette vérification.

 

Si votre logement n’est pas accessible (i.e. serrure modifiée, système d’alarme, animaux familiers, etc.), veuillez aviser Val Roca avant le 

mardi 5 mars 2013.

 

Si l’accès n’est pas fourni, les propriétaires devront assumer l’entière responsabilité pour tous les frais reliés et prendre les démarches nécessaires auprès de l’entrepreneur afin de se conformer à la règlementation; un propriétaire fautif devra également assumer toute responsabilité lors du mauvais fonctionnement d’un appareil de prévention des incendies.

Annual Fire System Inspection

Please note that the annual inspection of the common area fire alarm system and related equipment will be performed on Thursday, January 17, and Friday, January 18, 2013.

Bell tones and voice announcements may be heard during this inspection, but you do not need to evacuate the building.

In-suite fire system inspections will be scheduled at a later date.

Inspection annuelle du système d’alarme à incendie

Veuillez noter que l’inspection annuelle du système d’alarme à incendie et du matériel connexe dans les parties communes de l’immeuble sera effectuée le jeudi 17 janvier et le vendredi 18 janvier 2013.

Les cloches et des annonces verbales pourront être entendues lors de cette inspection, mais vous n’êtes pas tenus d’évacuer l’immeuble.

L’inspection des systèmes dans les unités sera effectuée à une date ultérieure.

East Market Owner's Group meeting

The next meeting of the East Market Owner’s Group (EMOG) will be held on: Tuesday, January 15, 2013 at 7pm in the Party Room in Phase 2. 

 

The agenda will include election of a Vice-Chaiperson and a discussion of owners’ ideas about enhancing the community living experience in East Market.  Proposals for projects will then be provided to the Boards for approval.

 

A summary of the business conducted at the November 6, 2012 follows:

 

  •  Interim Chairperson, Tim Anderson, welcomed the six attendees, including three new members.
  • Review/discussion of the Joint Boards’ Resolution concerning the mandate of the OG. The group noted that the EM community has already benefitted from the initiatives of the EMOG, e.g., landscaping improvements and other common area issues. 
  • The OG endorsed Eve Anders, PH2, as Chair. Eve will assume her duties early in the New Year; the interim Chair will remain in place until that time. 
  • Discussion of possible initiatives for the holiday season. Agreed not to undertake social activities this year, as early in EM history, attendance did not justify the effort. Owners agreed to approach the Boards regarding possible lobby decorations. (PS: as a result of volunteer effort, a wreath was placed in the Phase 2 lobby). 
  • Agreement that meetings of the EMOG would be held every two (2) months and that notice would be given a few weeks prior.
