Please be advised that it has come to our attention that Locker C21 is being used by someone to whom it does not belong. 

 

This is your first and final notice regarding the removal of items from Locker C21.

If the items are not removed by August 23rd, 2013 they will removed and disposed of by Management on behalf of the corporation.

 

Please be advised that management and the corporation will not be held liable for any lost or damaged items.

Dear Owners and Residents of East Market Phase 1 & Phase 2,

 

Please be advised that the chiller is currently not working and we are doing our best to resolve the issue as soon as possible. John K., Baxtec Mechanical, and McQuay Air Conditioning Service were onsite working on the chiller. Due to the fact that there are parts that cannot be obtained until tomorrow Tuesday July 30th, 2013 the building will be without AC throughout the night. 

 

We sympathize with you folks, fingers crossed it is going to be a cool night. 

 

Ways to keep cool:

  • Keep your blinds closed
  • Have a fan running
  • Keep your lights and stove off (use microwave instead)
  • Avoid doing laundry

Ottawa Police Lower Town Foot Patrol Project results

(Ottawa)- In an ongoing effort to address community identified issues, the Ottawa Police Service is conducting a Crime and Disorder Foot Patrol Project for a three months period concentrating in areas in the By Ward Market and Rideau Street and transit hubs that have been drawing numerous calls for service and complaints from the public and businesses alike.

Ottawa Police officers, in partnership with Bylaw Enforcement Officers, OC Transpo Special Constables walked the beat enforcing City of Ottawa Bylaws, The Safe Streets Act, The Trespass to Property Act, The Liquor License Act, the Highway traffic Act and the Criminal Code of Canada.  

During the first month of the project - from June 17 to July 14, 2013 - police officers laid 460 charges that included 170 Bylaw infractions ranking from Smoking bylaws to unlicensed street vendors; more than 229 Provincial Offences Notices including trespassing, aggressive panhandling, and public intoxication, 61 Criminal code charges including drug possession, possession of stolen property, indecent acts and breaching probation conditions. 

"The enhanced police presence in problem areas since June 17th has already resulted in a noticeable change that's been echoed by residents, business owners and tourists alike," noted Inspector Chris Rhéaume.  

The Ottawa Police Service conducts enforcement in response to community complaints as one of their strategies to community identified problems and related issues.

Ottawa - Dans le cadre de ses efforts visant à contrôler les problèmes identifiés par la collectivité le Service de police d'Ottawa mène une opération de patrouilles à pied ciblant le crime et le désordre, initiative d'une durée de trois mois et concentrée dans les secteurs entourant le marché By et la rue Rideau, ainsi que certains carrefours de transport en commun qui ont été l'objet de nombreux appels de service et de plaintes du public et des entreprises.

Les agents de police, en partenariat avec les Services des règlements municipaux d'Ottawa et les agents spéciaux d'OC Transpo, se mirent à l'oeuvre, faisant l'application des règlements municipaux d'Ottawa, de la Loi sur la sécurité dans les rues, de la Loi sur l'entrée sans autorisation, de la Loi sur les permis d'alcool, du Code de la route et du Code criminel.  

Au cours du premier mois de l'opération, du 17 juin au 14 juillet 2013, les agents de police ont porté 460 chefs d'accusation, dont 170 infractions à des règlements municipaux allant à l'usage du tabac à la vente ambulante sans permis; ont délivré plus de 229 avis d'infractions provinciales touchant à l'intrusion, à la mendicité agressive, et à l'ébriété en public; 61 accusations criminelles incluant la possession de drogue, la possession de biens volés, des actes indécents et le non-respect de conditions d'ordonnances de probation. 

« La présence policière accrue au sein des zones à problèmes depuis le 17 juin a déjà donné lieu à une amélioration visible et confirmée par les résidents, les commerçants et les touristes,» note l'inspecteur Chris Rhéaume.  

Le Service de police d'Ottawa mène de telles campagnes d'application de la loi en réponse aux plaintes émises par la collectivité. Il s'agit là d'une des stratégies sur lesquelles le SPO mise pour aborder les questions et les problèmes identifiés par la collectivité.

   

Water Shut Off Jul 26

Please be advised the water to the building will be shut off on Friday July 26th, 2013 for approximately 20 minutes. The shut off will be scheduled to occur between 10am-12pm.

The purpose of the water shut off is for Baxtec Mechanical Services to test the backflow preventer.

We have been dealing with several leaks in the building caused by blocked drains and toilets.

Please note that each unit owner is responsible to repair and maintain the heating and cooling apparatus inside their unit, as well as toilets, plugged sink drains, showers.

  •   If your HVAC unit has not been serviced this year, the drain may be plugged.

  •   If your toilet is constantly running water or needs to be flushed more than

    once, then parts may need to be replaced.

  •   If you have noticed suds or dirty water backing up into your kitchen sink, your

    pipes might need to be cleaned.

  •   If the caulking around your shower is coming apart, it should be replaced.

    All the examples above may result in leaks which you may and may not notice. Water could travel to a unit below/beside you and cause serious damage for which you may have to pay.

    We urge you to address any issues immediately. If you are not sure, please contact the property management office.

Veuillez noter que chaque propriétaire est responsable de réparer et entretenir les appareils de

chauffage/climatisation à l’intérieur de son logement, ainsi que des toilettes, tuyaux d’égoût des toilettes et

douches.

  •   Si votre appareil de chauffage/climatisation/ventilation n’a pas été maintenu cette année, il est possible que le tuyau d’égoût soit bloqué.

  •   Si ta toilette coule constamment, ou si vous devez toujours tirer la chaîne plusieurs fois, il est possible que des pièces doivent être remplacées.

  •   Si vous avez observé du savon ou de l’eau souillée dans votre évier de cuisine, la tuyauterie a possiblement besoin d’être nettoyée.

  •   Si le calfeutrage autour de la douche se détache, il devrait être remplacé

    Les exemples susmentionnés peuvent causer des infiltrations qui ne sont possiblement pas apparentes. L’eau peut s’infiltrer dans un autre logement en dessous ou à côté du votre et occasionner des dommages pour lesquels vous pourrez être tenu responsable.

    Nous vous encourageons fortement d’agir immédiatement en cas de problèmes; si vous avez des questions, n’hésitez pas à communiquer avec le bureau du gestionnaire.

Garage Cleaning

As per the previous notices issued, the garage cleaning is scheduled to take place on:

Thursday May 23rd & Friday May 24th 2013

PLEASE NOTE: ALL RESIDENTS MUST REMOVE THEIR VEHICLES AND FIND ALTERNATIVE PARKING BETWEEN THE HOURS OF 8:00 A.M. AND 4:30 P.M., on the day the parking lot areas are being cleaned.

Please ensure your parking spaces are clear of any and all items you currently may have stored. Please also be reminded that parking spots are to be used for parking your vehicle only and are not a place of storage.

Cars left in a parking spot will not only prevent that spot from being cleaned, but will also prevent the neighboring spots from being properly cleaned, and you will be charged $ 80.00 per spot for hand cleaning.

Carpet Cleaning

Please be advised that Peacock Proclean Inc. has been contracted to steam clean the carpeted areas in the common hallways on the following date:

Tuesday May 28th & Wednesday May 29th 2013
THE CARPET CLEANING WILL TAKE PLACE BETWEEN THE HOURS OF 8:00AM AND 5:00PM.

To ensure your safety, and avoid slipping, please take care when walking from carpeted areas to tiled or cement floors.
