In-suite Common Elements Inspection

Access to your unit is required on the following dates for the inspections of the in-suite common elements, including fire systems, plumbing, and a structural survey of the balcony railings.

JUNE 24th, 25th, and 26th from 8:00am to 4:00pm

If you are not present at the time of inspections, a Management representative will accompany the contractor into your unit. Note that the Corporation and its contractors are not liable for any damages while conducting these inspections.

If your unit is not accessible (e.g. lock change, alarm system, pets, etc), please notify Val Roca by MONDAY, JUNE 23rd, 2014.

Please note that any water leaks or other issues will be repaired during the inspections. For this reason, access to your unit may be required throughout the 3 day period.

Conversion from Heat to AC

Please note that the conversion from Heat to AC has been completed, providing AC to common areas and units.

In-Suite AC/Heating Maintenance

Unit owners are responsible to repair and maintain the heating and cooling apparatus inside their unit.

In addition to changing of filters, an annual cleaning of the condensate pan and flushing of the condensate drain is highly recommended. Failure for the unit owner to perform this maintenance could result in blockage and water damage to yours and other units.

The Corporation urges you to contact a mechanical/plumbing contractor of your choice to perform this maintenance.

Fire alarm and intercom testing

Please be advised that FPS Fire Protection Services will be testing the entire fire alarm system at 180 York St. and 383 Cumberland on:

Wednesday May 14th 2014 to Friday May 16th 2014

Between the hours of:

9:00 a.m. and 5:00 p.m.

IT IS IMPERATIVE THAT ALL UNITS BE ACCESSIBLE AT THIS TIME. FPS shall require entrance into your unit to determine that the heat detector and smoke detector in each unit is working. The Corporation is required by the Ontario Fire Marshall's office to complete this inspection in all units at this time and notify the corporation’s insurance holder of the same.

We will be using the building master key to gain access to your unit if you are not home. Some units are not on the master key system, so we ask that you ensure that you leave a key with the superintendent via the site office in order that John can gain access to your unit with the FPS Technician. Another option would be to leave a note on your door designating a neighbour who is available with your key. Please be advised that we cannot allow appointments or guarantee the time which the inspection in a specific unit will occur. Unfortunately if access is denied any charges which are incurred by the corporation will be passed on to the owner.

During testing, the fire bells will be heard ringing in the building. Please disregard them during the time period stated above. Should the alarm sound during hours other than those specified above, we would ask that you treat the alarm as an actual fire.

The safety of every resident as well as securing the financial investment of each owner is the basis on which this testing will be carried without exceptions. With everyone’s cooperation The East Market Phase I & Phase II will be a safe place to call home. We thank you for your co-operation in this matter

For the washing to occur, please ensure that all items are cleared away from the exterior of your unit.

Garage Cleaning & Membrane Inspection

The power washing of the G/P1/P2/P3 garage floors and overhead pipes will commence on Monday, May 5th, from 8am to 6pm.

All vehicles must be removed from the garage during these times to allow for proper maintenance and membrane inspection.
