Switchover to heating

Please be advised Baxtec Mechanical will begin to switch over the building mechanical systems from cooling to heating. There is no set date to do this and we have monitored the weather forecast over the last month and half to ensure the temperatures will not climb again.


The forecast after Thursday night will remain 10 during the day and 4-6 at night for a 10 day pattern. It takes 2-3 days to do the turnover from cooling to heating so we will start today in order to ensure the heat will be ready for the weekend.


We thank you for your support and understanding as we monitored this shoulder season and did our best to perform the switch over at the right time for everyone in the building.

With the municipal elections well under way, we want to inform residents that, as per Section 118 of the Condominium Act, the Corporation or its agents cannot restrict reasonable access to the property by candidates for election to an office in a municipal government or their authorized representatives, for the purpose of canvassing or distributing election material.

Cumberland Street Garage Entrance 1 Lane ONLY

Please be advised starting on Monday September 22nd, 2014 at 8:00 am scheduled work will begin on repairing the ramp to the Cumberland Street garage. We anticipate project completion by Saturday September 27th, 2014.

During this time, only one (1) side of the ramp will be available for use. We ask that you drive carefully and with caution, to ensure no one gets hurt. A security guard will be on site from 4:00 pm to 8:00 am to assist with directing traffic.

We appreciate everyone’s cooperation and understanding while we complete this repair.

Balcony Glass & Railing Maintenance

 

Please note that the required maintenance to the Balcony Glass and Railings will be performed from August 18th to August 29th.  

Contractors will use a swing stage to access each balcony to conduct this work.  Please remove any items on your balcony or clear them from the perimeter to allow easy access to the railings.

The Ottawa Police Service currently has Cumberland Street between George Street and Rideau Street blocked off while the City of Ottawa investigates a suspected water main break.  Motorists and pedestrians are asked to avoid the area. It is unknown at this time how long the area streets will be affected.

Please note that Cody Window Cleaning Ltd. will begin the cleaning of all exterior windows including patio doors and both sides of the balcony glass commencing:

Wednesday July 30th, 2014 until completion.

Unfortunately, due to the unpredictable weather patterns, we are uncertain as to how long it may take to complete the work. Our contractor has advised that should the weather not cooperate, the window cleaning may need to be performed on Saturday until the work is completed.

Please be advised that the contractor will be cleaning all windows, including both sides of the balcony. As a community, it is important that every owner and resident contributes to the buildings curb appeal, and we ask that you refer to the Corporations Rules and Regulations referencing items that are permitted to be stored on the balconies.

Delivery of this service is dependent on weather.

The Government of Ontario has enacted legislation, which prohibits window cleaning in poor weather. Window cleaning is prohibited when the wind gusts above 15km/h, or on days with precipitation. These laws have been created for the safety of all contractors, employees and the well-being of their dependents that work with our Condominium Corporation. Please be patient if weather slows the delivery of service.

Please be reminded that as such, once the window-cleaning contractor has commenced the cleaning of the windows, they will continue promptly provided the weather cooperates.

Should you wish to ensure your privacy, it is recommended you keep your window coverings closed. If you feel that a window has been missed during the cleaning process, please advise your Management Team immediately, as the window contractor will not return once they have left the building.

We would also like to take this opportunity to thank you for keeping your balconies clear. Please also you will be advised of the spandrel repairs as they are received for installation.
