EM3 - IMPORTANT NOTICE

IN-SUITE AC/HEATING MAINTENANCE

 

We have been dealing with several leaks in the building caused by blocked drains.

 

Please note that each unit owner is responsible to repair and maintain the heating and cooling apparatus inside their unit.

 

In addition to changing of filters, an annual cleaning of the condensate pan and flushing of the condensate drain is highly recommended.  Failure for the unit owner to perform this maintenance could result in blockage and water damage to yours and other units.

 

The Corporation urges you to contact a mechanical/plumbing contractor of your choice to perform this maintenance.

Heating to Cooling Switchover

Please be advised that the switchover from Heating to Cooling will take place on Tuesday May 15th 2012. Please note that, as of Friday May 11th 2012 the Heating is shut off.
Please note that in order to assist with the cooling of your unit, the following recommendations may be followed;
- Closing your blinds during the day time
- Open a window in the evening as temperatures drop - Turn on a fan to help circulate the air

FIRE ALARM/SMOKE DETECTOR/INTERCOM TESTING IN ALL UNITS

Please be advised that Superior Safety Inc. will be testing the entire fire alarm system at 180 York St. and 383 Cumberland on:

Wednesday May 9th 2012 and Thursday May 10th 2012

Between the hours of:

9:00 a.m. and 4:00 p.m.

IT IS IMPERATIVE THAT ALL UNITS BE ACCESSIBLE AT THIS TIME. Superior Safety will require entrance into your unit to determine that the heat detector and smoke detector in each unit is working. The Corporation is required by the Ontario Fire Marshall's office to complete this inspection in all units at this time and notify the Corporation’s insurance holder of the same.

Wewillbeusingthebuildingmasterkeytogainaccesstoyourunitifyouarenothome. Someunitsarenoton the master key system, so we ask that you ensure that a key has been supplied to the Superintendent via the site office in order that Gabe can gain access to your unit with the technician. Please be advised that we cannot allow appointments or guarantee the time in which the inspection will occur in a unit. Unfortunately if access is denied any charges incurred by the corporation will be levied against the unit owner and treated the same as a common unit fee.

During testing, the fire bells will be heard ringing throughout the building. Please disregard them during the time period stated above. Should the alarm sound during hours other than those specified above, we would ask that you treat the alarm as an actual fire.

The safety of every resident as well as securing the financial investment of each owner is the basis on which this testing will be carried without exceptions. With everyone’s cooperation The East Market Phase I & Phase II will be a safe place to call home. We thank you for your co-operation in this matter.

Window Cleaning

Please note that Clearview Window Cleaning Ltd. will begin cleaning of all exterior windows and both sides of the balcony glass commencing:

Thursday May 3rd, 2012 until completion.

Unfortunately, due to the unpredictable weather patterns, we are uncertain as to how long it may take to complete the work. Our contractor has advised that should the weather not cooperate work may need to be performed on Saturday.

Please be advised that the contractor will be doing all windows, including both sides of the balcony. We count on every owner and resident to take pride in our building’s curb appeal and ensure you are following the Corporation’s rules regarding what can be placed on your balcony.

Delivery of this service is dependent on weather.

The Government of Ontario has enacted legislation, which prohibits window cleaning in poor weather. Window cleaning is prohibited when the wind gusts above 15km/h, or on days with precipitation. These laws have been created for the safety of all contractors, employees and the well-being of their dependents that work with our Condominium Corporation. Please be patient if weather slows the delivery of service.

Window washing will continue until completed, barring any unforeseen weather.

Should you wish to ensure your privacy, it is recommended you keep your window coverings closed. If you feel that a window has been missed during the cleaning, please let us know immediately, as the window contractor will not return once they have left the building.

Thank you for your patience, understanding and cleaning of your accessible windows between window washings. I apologize for the short notice however; our contractor is doing their best while Mother Nature decides on temperatures.

Please be advised that the contractor will be cleaning all windows, including both sides of the balcony. As a community, it is important that every owner and resident contributes to the buildings curb appeal, and we ask that you refer to the Corporations Rules and Regulations referencing items that are permitted to be stored on the balconies.

Delivery of this service is dependent on weather.

Purchase of Bicycle Racks

In an effort to assist owners with storing their bicycles properly in the garage, we would like to commence with the installation of bicycle racks on the walls of your parking spots. Please be reminded that this work must be done by the Corporation, and owners are not permitted to drill into, or attach anything to the common areas. To get a better idea of how the racks will look, there are pictures attached to this notice for viewing.

Please be advised that the original deadline to place an order to the Corporation for the bike racks, as well as

the payment for the racks, was Nov 30th 2011. However, we have extended the deadline to April 30th 2012 do to lack of response. The cost is $49.00 + per rack. If you are interested in having a bike rack installed in your parking space, please fill out the bottom portion of this page, and place in an envelope, along with payment and place under Gabe’s door or hand to Gabe.page1image26680

“Option A” Details:

This Single unit indoor system allows bicycles to be parked in 40% less space than horizontal systems require. It is particularly suited for bike rooms, student residences, underground garages, police stolen bicycle areas and home use. Those who have used the system for over 14 years class it as “The perfect solution to get the most bicycles in the least amount of space in an easy accessible manner.” The system accommodates all tire sizes, requires little effort to park bicycles and can be used by anyone from eight to eighty. A locking pin is supplied with the unit, the user provides their own padlock. Cyclist can get additional security with cables, chains or U locks. Units are made of 16 gauge CRS, epoxy powder coated and weigh approx. 6lbs. These racks can be easily installed by the purchaser, full instructions will be supplied upon request.

“Option B” Details:

This single unit was designed to make use of available wall space in a parking garage while still allowing full access to the parking space. The bike sits parallel to the wall when placed on the rack. It can be mounted at floor level or eye level. The rack is manufactured from a 4’ x 1⁄4” flat steel bar and has a padded support to protect the bicycle. It accepts both padlocks and U-locks and a cable or chain can be used to provide additional security.

Curbside Pick-up of Large/Oversize Items

 

If you are throwing away large items (sofas, mattresses, furniture, etc.), you may leave them out on George Street to be picked up on Wednesdays.  

 

  •  Location:  Please leave items in front of the “N” stairwell on the east side of the George Street parking garage door. 
  •  Time:  Items are to be left after 6PM on Tuesday evening and before 7AM on Wednesday
